Many people find it hard to believe

Many people find it hard to believe when I tell them that you can be very creative with your property investing.

The thing is though, often the most successful investors are those that are the most creative.

You might be wondering how real estate investing can be creative, here is a great example…

• Nik Cree’s “2 bedroom house”

Recently a friend of mine from New Zealand, Nik Cree, rang to tell me he had managed to turn a large 2 bedroom house into a 12 BEDROOM CASH COW!

Can you believe it? 2 bedrooms to 12.

You see, because Nik has a creative mindset he could see the potential of a property that many others passed by (thankfully, or he may have had to pay much more for it)

He created the 12 bedrooms by doing things like closing in the sun porch, converting a garage and splitting the lounge room in two.

Now, you might be wondering how Nik planned to rent out a house with 12 bedrooms, when most families are actually having less children, not more.

Well, Nik turned the house into a communal-style house with a common kitchen area, a master key lock system and phone and internet lines to each room.

Now he is able to rent the property room by room.

Obviously he did his research first and checked that there was a market for this kind of accommodation. In fact, there was so much demand for his rooms when he put them up for rent that he was thinking about auctioning them!

This is only a brief snapshot of Nik’s deal, but I think you can already see how powerful your creativity can be.

Having a ‘Creative Mindset’ like Nik means that you will often spot opportunities that others miss, because you will be tuned in to thinking about other possibilities.

Whenever you look at a property, think about how you could add value or use a creative idea to increase the cash flow.
