About creative clauses…

Did you know that you can use creative clauses to increase your real estate profits and to protect yourself if a real estate deal turns sour?

It’s about knowing WHAT to include, WHEN to ask for it and HOW to present it to the vendor.

When used properly, legal clauses can help you end up with valuable pieces of furniture, machinery and other items which you can decide to use yourself, or even sell.

You can squeeze thousands of EXTRA dollars out of a deal, which other investors who don’t use creative clauses miss out on.

There’s another really important thing I want to tell you about using real estate contract clauses and it’s a mistake many investors make.

Have you ever heard of or used the real estate contract clause:

“Subject to finance.”

Well, this escape clause may not be as safe as you might think. You see, a seller can test you and say you need to prove to them you’ve applied for finance.

That means if you want to get out of the deal for a different reason you may face some difficulties.
An alternative legal clause could be:

“Subject to my solicitor’s approval”

The thing is, while this is a powerful legal clause, you need to have your lawyer on side before you use it.

Remember though, this property tip is a general guide so it is best to check with your solicitor about the most appropriate clause for your situation.
