I thought you might like to know a bit more about how you can use creative clauses in your real estate deals.
Have you ever heard of the “back up contract” strategy?
It’s a strategy you can use if you put an offer on a property but the seller accepts an offer from another party instead.
If you think there may be a chance that the buyer who beat your offer won’t proceed with the sale you can submit a contract with a special clause that ensures the property is yours if this happens.
By using this strategy you may still be able to purchase a property that you may otherwise have given up on. Even if the other buyer does go through with the sale you haven’t lost anything.
