What do you think?
Some people think that buying properties at the lower end of the market attracts problem tenants. How about you?
I certainly don’t….Not at all!
I advocate buying average properties in average suburbs at average prices which can be rented out to average tenants at average rents.
While these properties are at the lower end of the market, they are NOT at the BOTTOM of the market.
Typically the people that rent these properties are solid, hard working citizens on average wages. They’ve generally been renting for a while and are long-term tenants. They also usually have a stable work history.
Plus, there’s another bonus few people are aware of.
It’s been my experience that in times of economic decline or when property becomes unpopular as an investment, the lower priced properties often hold their value much better than other properties!
Think about it - if the economy takes a battering, some people are forced to downsize their housing. Therefore, demand for low priced properties actually increases - this actually supports prices at the bottom end!
Talk about risk reduction!!
It make sense, right?
