Just so you’re aware…

I wanted to make you aware of this…

I recently heard a horror story of a first-time investor who was keen to settle on a property she had just purchased.

She rang around the building inspectors in the area, but couldn’t find anyone who could inspect her property at short notice.

The only building inspector she could contact was one the vendor knew, so she used him.

The inspector gave the property a clean bill of health and then after settlement (when it’s too late to negotiate) she found a whole raft of problems with the property - that the inspection should have shown up.

The moral of this story is - when you choose and pay for professionals, you need to make sure they are working for YOU.

That means, they should be INDEPENDENT of any other parties.

Don’t get sucked into using someone who has a vested interest in serving another party or you may end up paying dearly for it.

I suggest you have a team of professionals (building and pest inspectors, solicitors, quantity surveyors, accountants, etc) that you know and trust AND most importantly, that work for YOU.

When done right, Property investing can make you very wealthy and being well informed can make avoiding investment pitfalls easy.

That’s why I firmly believe that investing in your education before you buy a property can be a lot cheaper and stress-free than learning from your mistakes.
