Here’s a great case study
I just wanted to share a case study with you that shows how being creative and asking the right questions can help you achieve the results you want.
Here’s the story…
My architect, Gareth, wanted to build four 3-bedroom townhouses on a block of raw land.
The problem that Gareth faced was that the council code stipulated that the maximum number of people allowed per hectare was 12.5 people.
Four 3-bedroom townhouses would equate to 14 people per hectare.
So, he went to the council and began asking questions…
- First, he asked if he could build four 3-bedroom townhouses. – The council said no chance
So he asked a few other questions:
- Can I build one house? – YES
- Can I subdivide and build 2 houses? – YES
- Can I put a dual occupancy on each block? – YES
- Can I put 2 dual occupancies on each site and put a strata title on each? – YES
- Can I make them all 2 bedroom dwellings with a study? – YES
The Result: 4 Townhouses by another name.
Four 2-bedroom townhouses with a study equates to only 11 people per hectare.
Can you see that he still managed to achieve the result he wanted?
That’s the power of being a creative investor. When you’re faced with a problem don’t just accept it. Go away and think about how you could approach it differently.
