Everyone’s reason is different.

You probably know that everyone has a different reason for selling their property and their degree of urgency for achieving a sale varies too.

A person’s eagerness to sell a property is what I call ‘Vendor Motivation‘.

Some vendors are motivated to sell and will look favourably on your offers in order to achieve a quick sale, while others want high (sometimes unrealistic) prices.

Focusing on finding motivated vendors can often lead to great deals. Don’t take rejection of an offer personally and don’t let fear of rejection hold you back from making offers.

You will find out who is motivated and who is not by asking questions and making offers (with a “subject to” line included in the offer).

Remember, always be courteous - don’t burn your bridges. Life is too short to make enemies.

When you behave in a way that makes people feel they want to do business with you, vendors will often come back to you and take another look at your offer if they can’t achieve their price expectations. (This has happened to me many times!).
