Real Estate Speculating Versus Real Estate Investment

There's a difference between real estate speculating, real estate investing and property investment. Speculation is buying a chunk of earth and hoping it goes up in value, without considering the rental income. Real Estate Investment is ensuring a positive cash flow return from a real estate investment now.  In both scenarios, capital growth will lead to a positive return upon selling, but real estate investment will deliver immediate positive cash flow.

Real Estate Investment Locations

Media publications are constantly reporting the most recent booming Real Estate area and how you should invest now before all the ‘good’ real estate has disappeared.  This is merely a marketing strategy designed to increase buyer interest in a lucrative property market. 

Real Estate Prices have a ripple effect across a regional area.  For example, if property prices were to increase in metropolitan Melbourne this price rise would extend out to suburban Melbourne and on from there.  An astute investor would see this trend and invest in suburban Melbourne before the ripple effect took place.  In fact, research I have done indicates that over time there is only about a 1% to 1.5% difference between the highest growth suburbs and the lowest growth areas.

Real Estate Investment and Negative Gearing

Negative gearing is a major real estate investment myth.  What is the sense of making an $80 000 to $150 000 investment in something that will continually lose you money?  Would you invest $80 000 to $150 000 in a company that would continually cost you money?  You have to question the wisdom of any tax advice where you need to pay between $80,000 and $150,000 more, just to get a tax deduction!
